What does this tell us? Our market is short on inventory! Currently we have a shortage of inventory and a surplus of buyers. Because of this, homes are usually selling close to the listing price. Below is a chart with the listing price to sold price statistics.
Because of our current market inventory, home prices are on the rise. Below is a graph of the average price per square foot of Bend homes in 2012. As you can see, the average price per sq ft has jumped drastically starting this spring.
Currently the under $200,000 price range is very competitive with not much inventory. There are only 79 homes currently active on the MLS in this price range. Most of them either need work, or they are overpriced. When a "good deal" comes on the market it is swooped up within days, and usually with multiple offers. Many homes in this price range are getting bid up well beyond the listing price.
