Over the past couple years our market has been on the rebound from the recession and real estate market collapse.  The market in Bend rebounded faster than most markets throughout the nation, as the city continues to grow at a fast pace.  The early spring weather has caused some homeowners to list their homes earlier this year, which has raised our housing inventory slightly to just over 4 months of inventory, but it's being gobbled up quickly. It will be interesting to see what our inventory levels do in the next couple of months.  Currently in the $250K and under price range, there isn't much available, and new listings in this price range are selling within days, many times with multiple offers.  I was out showing…

Awbrey Butte Neighborhood

Well...  After a couple of years with my current site, I've decided to upgrade my website again.  While my current site is one of the best out there, I feel that my new site, (currently under development), will benefit users greatly. Bend Oregon Rental Housing Market

The tides have turned... Just a few years ago tenants were negotiating lower rents, and the Bend rental market had around a 12% vacancy rate (reported by local Bend news station KTVZ).  Today the vacancy rate is 1%.  Homes are rented within minutes, with multiple applications.  I had a client rent out a home near downtown over the weekend.  She advertised on Craigslist only, and said she'd be at the home taking applications for a 2 hour period. She had people waiting when she arrived, and took over 30 applications.  Needless to say she rented the home out for what she was asking the same day.

Bend OR Homes for sale under $200,000

Not long ago there were homes availble in Bend for under $100,000... But currently the cheapest stick-built, single family home on the market is at $123,000 (and it's a major fixer upper). The lower end market has surged in the past 6 month.  Currently there are only 39 Active Bend OR homes for sale for under $200,000.  Most of these homes are in need of some TLC, and they're still selling quick, sometimes with multiple offers.  If you're looking for a home in this price range, be prepared to encounter multiple offers.

Our real estate market in Bend is once again thriving with sales and new construction.  Foreclosures and Short Sales are slim, multiple offers are common, and many appraisals are coming in at above the sales price.  Let's look back at the 1st half of 2013 real estate statistics for Bend.  These statistics are only for stick built homes within the Bend area, excluding manufactured homes, condos, townhomes, and others. All statistics come directly from the Central Oregon MLS.

Bend Real Estate Market Summary For First 2 Months Of 2013


The market is going strong in Bend, maybe too strong... There still isn't enough inventory available to satisfy the amount of serious buyers, causing bidding wars.  So prices continue to climb.  Many lower end buyers are getting priced out of our market. A little over a year ago, you could buy a nice, newer home for $150,000 in Bend. Today it's hard to find anything over 1500 square feet and doesn't require a lot of work for under $200,000.

It's 2013? Already? A look back at Bend home sales statistics for 2012

Happy New Year! It seems like 2012 flew by for me.  2012 included a busy year of real estate business, the birth of my second child, and I'm yet another year older (and it's showing by grey hairs and less hair on top).  Besides the birth of my son, the thing that will stick in my mind when I think of 2012 is "the year the market turned in Bend".  We saw signs in 2011 that the market was rebounding, but statistics didn't prove this until 2012.  Sales were up in early 2012 and continued through the entire year, leaving us with our current inventory of around 2.5 months worth of homes in Bend.
